Newcastle had a €16m offer for the youngster rejected by Fla last month.
Fla have now announced the striker has now signed terms to 2027, with a buyout clause set at €200m.
Real Madrid have now assigned talent spotter Juni Calafat to scout Franca this year.
In the past, Calafat has unearthed the likes of Vini Jr and Rodrygo.
